  • Why can we live a healthy and safe life with Karuizawa Homes? 
    ①The reason for its safety is the structure of the building is the ”BENKEI structure that is resistant to earthquakes'' developed in Japan. ②The reason for its health is that, in addition to the design that emphasizes breathability, BENKEI's high insulation properties make it difficult for house mold to grow.
  • Is it possible to achieve Japanese quality in Myanmar?
    In order to create a building, we need a "design drawing" that contains the client's wish and "construction technology" to realize it. But workers build the buildings. JCE believes that teaching Japan technology to workers is to realize Japan Quality in Myanmar.
  • Why are the foundations and pillars larger than those in Myanmar?
    We have been surveying construction sites and geology in Myanmar for about 10 years, and JCE's engineering department designed foundations and structures suitable for the current situation in Myanmar. We believe that the specifications of Karuizawa homes are necessary to protect the safety, health and property of our client.
  • Can I request the number of floors and ceiling height?
    Yes, JCE's design department makes drawings and estimates construction costs according to the client's request, such as the number of floors, ceiling height, with or without penthouse or roof terrace, and various finishing materials.
  • Is it possible to construct only the frame of building?
    Yes, it's possible. We will undertake the frame construction of BENKEI structure and general RC structures. However, since the structure of the building requires planning and technical grounds, we will limit it to the frame designed by the JCE design department or the building frame that we have confirmed to be safe.
  • What country's material are you using for the openings(windows and doors)?
    Aluminium frame made from Chinese materials are used for the openings. Designed by JCE design department and ordered to aluminum flame manufacturing company in Myanmar. We are also preparing to make JCE original windows. We can also import Japan products upon client's request.
  • Can BENKEI be used for fences?
    BENKEI is perfect for fence construction. It is strong because reinforcing bars are inserted vertically and horizontally depending on the height of the fence. In Japan, the lower half is made of BENKEI and the upper half is mesh in consideration of breathability. BENKEI doesn't require a primer on both sides of the fence, so it may be cheaper than a brick fence if the height is about 6ft.
  • Is KARUIZAWA HOMES kitchen ready-made?
    The Kitchen prices depends on specifications. There are three main types to choose from: (1) imported goods made in Japan, (2) imported goods from other neighboring countries, and (3) JCE original goods. We will work with your housing plans and budget.
  • Can you make wall closet like a Japanese house?
    Yes, we can make it We listen to the client's requests and incorporate the necessary closets into the plan. Usually, JCE staff will design using materials and metal fittings that are distributed in Myanmar. We can also import materials, hardware, and ready-made products upon your request.
  • Do you have a model room of Karuizawa homes?
    We are currently constructing the model room in the JCE headquarters in Mingaladon. The model house has a 20ft x 60ft type, a freestyle type for custom-built houses, and an exhibition room for explaining the specifications of Karuizawa Homes. It is scheduled to be completed in August 2023.
  • Do you have after-sales service and rain leak guarantee?
    Buildings designed and constructed in accordance with JCE design standards are guaranteed free after-sales service for one year after completion and waterproofing of the roof for five years.   • What is BENKEI?
    It is a concrete hollow block developed in Japan that can insert reinforcing bars vertically and horizontally. JCE has started production in Mingaladon since 2020.

  • What's the difference between Myanmar brick and BENKEI?
    Bricks are made from burned clay. BENKEI is made by mixing cement and aggregate and molding it with a special Japanese machine. The big difference is that BENKEI has rebar in both the vertical and horizontal directions, so you can built a very strong wall.
  • What is the difference in strength between Myanmar bricks and BENKEI?
    BENKEI is 2-3 times stronger than bricks. The biggest difference is that bricks are simply piled up with mortar, but BENKEI has a structure in which reinforcing bars can be inserted vertically and horizontally in the same way as reinforced concrete. Therefore, it becomes a very strong wall that can withstand earthquakes and hurricanes.
  • What types of Benkei do you sell?
    BENKEI offers 3 types of "Basic type/ Horizontal Reinforcement type/ Corner type" depending on the location. Each type has a common side size (W: 390 mm x H: 190 mm), and there are five thicknesses (D: 80 mm / 100 mm / 120 mm / 150 mm / 190 mm). Please see the official site ”BENKEI SPEC” for details.
  • What is BENKEI structure?
    It is a "building structure" made only with BENKEI WALL, which has reinforcing bars vertically and horizontally. Since both the outer and inner walls are BENKEI WALL, no pillars are required. It is a "wall structure" developed in Japan, where there are many earthquakes.。
  • How many stories can be built with BENKEI structure?
    It is possible to build up to 5 stories. And it can be used for general RC exterior walls and interior walls with pillars. It's cheaper and faster to build because BENKEI doesn't need mortar for finishing on the wall like brick walls do. It also has excellent heat insulation.
  • How is the insulation performance of BENKEI?
    Approximately 40% of the surface area of BENKEI is hollow, so it has excellent heat insulation. Compared to a mortared brick wall, the thermal resistivity is about 10 times higher. (Thermal resistivity varies depending on the stacking method and specifications.)
  • What are the main advantages of BENKEI?

  • What are BENKEI used for?
    BENKEI is used for all types of workpieces in Japan due to its high strength and durability.  Civil engineering work such as building structures, indoor partition walls, and earth retaining walls, fences, gardening, etc.
  • What kind of foundation is "Mat foundation"?
    In Myanmar it is common to make square foundations under the pillars. If you have 6 pillars, you will have 6 foundations. At Karuizawa homes, all the underfloor of the building will be foundation. Especially around Yangon, the ground is weak due to the clay layer, so we have adopted the "mat foundation construction method" to prevent subsidence and tilting.
  • Who is designing the Karuizawa homes?
    It is designed by Japan Kikaku Sekkei co.,ltd. in Japan. We will send the content of the meeting with the client and the site data to the designer in charge in Japan, and consider the plan. And the image data of construction sites are shared between Myanmar and Japan, and engineers from both sides supervise the client's building until completion.
  • Wouldn't it be structurally weak if there are only walls and no columns?
    The BENKEI WALL developed in Japan has reinforcing bars vertically and horizontally. Rather than saying that the walls of Karuizawa Homes have no column, it can be said that all the walls are column, including the partition walls. Therefore, it has a structure with excellent earthquakes resistant.
  • Can we order for a custom-built house?
    Yes. We support the construction of the only one house in the world that fits your family. And will start the design work after hearing the building site, family structure and image of the interior, etc. After reviewing the design several times, we will receive an agreement on the final design and construction costs from the client. Then, the construction will start and JCE will be responsible for managing it until completion.
  • Can BENKEI be used as a foundation?
    Karuizawa homes uses BENKEI instead of wooden formwork for foundations. After laying BENKEI for formwork in the ground, arranging reinforcing bars, and pouring ready-mixed concrete, there is no need to remove the formwork like with wooden formwork, so the construction period can be shortened.
  • Can we build our own house by ourselves using BENKEI?
    We provide a "manual" for stacking and construction methods, so it can be constructed as an "Exterior wall" of a general RC building and as an indoor "Partition wall". However, Specialized knowledge and construction techniques are required to construct a house with the "BENKEI structure", which has no column.
  • Is the BENKEI WALL waterproof?
    If the exterior wall is only BENKEI WALL, water may enter from the joint. In general, it is necessary to apply a surface treatment and apply an elastic top coat to improve waterproofness.

    JCE incorporates Japanese technology and design such as foundations, structures, and interiors in order to provide Myanmar clients with higher grade quality housing. We are trying to make it close to the market price in Myanmar, but it seems that the price is about 30% to 50% higher.
  • How is the payment method for the construction fee?
    We ask that you pay in four installments : 20% at contract, 30% at the start of construction, 30% middle of construction period, and 20% at completion of construction.
